1. Role Purpose

The Lead BMS Controls Engineer is responsible for the strategic oversight, optimisation, maintenance, and development of the organisation’s Building Management Systems. The role ensures that environmental control systems operate efficiently, reliably, and in compliance with statutory and organisational standards. The post-holder will act as the technical authority for BMS infrastructure and provide leadership in design, upgrades, fault diagnosis, and energy optimisation.

2. Key Responsibilities

A. Technical Leadership

· Serve as the organisation’s subject-matter expert for all BMS platforms (e.g. Trend, Siemens, Schneider, Cylon, Tridium Niagara).

· Develop and maintain BMS strategy, standards, and asset specifications.

· Oversee BMS architecture, network topology, controllers, field devices, and integrations.

B. System Operation & Maintenance

· Manage planned and reactive maintenance of BMS systems across the estate.

· Diagnose complex control system faults and implement corrective actions.

· Ensure resilience, cyber security, and compliance of BMS network infrastructure.

C. Energy & Performance Optimisation

· Analyse system performance and develop energy-saving control strategies.

· Configure and tune HVAC control loops, schedules, alarms, and setpoints.

· Provide data-driven insights to improve estate-wide energy performance.

D. Projects & Upgrades

· Lead the design, specification, and commissioning of BMS upgrades and lifecycle projects.

· Review contractor proposals, drawings, and control strategies.

· Provide technical assurance throughout project delivery.

E. Compliance & Documentation

· Ensure all BMS works comply with:

o British Standards (BS EN 15232, BS EN ISO 52120)

o Cyber security standards

o Statutory compliance (e.g. building regulations, environmental guidelines)

· Maintain asset registers, schematics, O&M manuals, and software backups.

F. Leadership & Collaboration

· Provide mentorship, supervision, and technical direction to BMS technicians and contractors.

· Work closely with estates, energy, IT, FM providers, and capital project teams.

· Act as key technical advisor during audits, inspections, and incident investigations.

3. Qualifications & Experience

Essential

· Degree or HNC/HND in Electrical, Mechanical, Controls Engineering, or related field.

· Extensive hands-on experience with major BMS platforms (Trend/Siemens/Tridium etc.).

· Strong knowledge of HVAC systems, control theory, and building services engineering.

· Experience writing, modifying, and commissioning BMS software/graphics.

· Proven track record of managing complex BMS projects.

· Ability to interpret electrical schematics, control drawings, and specifications.

Desirable

· Trend Expert / Siemens Desigo / Tridium Niagara certification.

· Experience with MOD, hospital, industrial, or large/commercial estates.

· Knowledge of MOD JSP 375, SFG20, and industry engineering best practice.

· Experience with IoT integration or digital twin technologies.
