Our Expertise

our expertise.

Our Property & Asset Management desk covers the client-side function of operating buildings and portfolios on behalf of landlords, leaseholders, asset owners and occupiers. Block management for leasehold residential. Commercial property management for office, retail, industrial and logistics estates. BTR and PRS residential asset management on institutional rental portfolios. Senior portfolio and asset management on the REIT, fund and corporate-occupier side. And the building safety and compliance layer under the BSA 2022 Part 4 regime on every residential portfolio above 18 metres.

Each specialism has its own professional body, regulatory regime and candidate pool. We recruit across all six practitioner tracks: block management, commercial property management, BTR and PRS asset management, estate and FM-led property management, building safety and compliance, and senior property leadership. TPI (The Property Institute) and RICS Property Management APC aligned throughout, with MRICS and FRICS progression verified on senior commercial briefs.

Why It Matters

specialist property and asset management recruitment, in practice.

UK property and asset management is now gated on statutory duties and reporting obligations that barely existed three years ago. A specialist desk is how you stay compliant across regimes a generalist CV cannot credibly evidence.

Moston understood the BSA 2022 Part 4 Accountable Person regime and the TPI professional standards for BTR property management. Every CV came with live HRB compliance evidence and named scheme history, not just claimed seniority.

BSA 2022 Part 4 has redrawn building safety duty across residential portfolios

Building Safety Act 2022 Part 4 duties on Accountable Persons, Principal Accountable Persons and Building Safety Managers apply to occupied Higher-Risk Buildings and are now fully in force. Residential block management operators and REIT residential asset management teams have built Accountable Person capability from scratch, and practitioners with live HRB compliance evidence are the scarcest property hire of 2026.

Find Property Talent

The Leasehold and Freehold Reform Act 2024 is reshaping block management

The Leasehold and Freehold Reform Act 2024 has introduced new rights for leaseholders, changes to service charge transparency, ground rent constraints and a direction of travel toward commonhold. Block management teams are hiring for reform-literate senior property managers and service charge specialists who can navigate the evolving compliance regime alongside TPI and RICS professional standards.

Our Approach

how we solve property and asset management hiring.

Six practitioner tracks, TPI, RICS and BSA 2022-literate assessment, and clean cross-linking to CRE, building surveying, fire safety and FM. The baseline a property and asset management recruitment agency has to meet.

Sector-specific property expertise

We are not generalists who happen to cover property. Every consultant on this desk reads briefs through the asset class and statutory regime the role actually operates inside:

  • Asset class fluency

leasehold block residential, commercial office and retail, industrial and logistics, BTR and PRS purpose-built rental, mixed-use and shopping centres, institutional corporate occupier estates.

  • Statutory framework

Landlord and Tenant Act 1985 Section 20, Commonhold and Leasehold Reform Act 2002, Leasehold Reform (Ground Rent) Act 2022, BSA 2022 Part 4 on occupied HRBs, Fire Safety (England) Regulations 2022, Leasehold and Freehold Reform Act 2024.

  • Professional codes

RICS Service Charge Residential Management Code (fourth edition), RICS Real Estate Management Code, TPI Consumer Charter and Standards.

  • Building safety

BSR registration, safety case preparation, Gateway interface and golden-thread discipline on HRBs above 18 metres or seven storeys.

Real property and asset networks

Fifteen years of relationships across UK block, commercial PM, BTR, commercial real estate and building safety. Active conversations with MRICS and TPI-accredited property managers and the senior leadership they report into:

  • Block management

property managers, portfolio property managers, regional directors, Section 20 specialists and service charge accountants, often placed before they are actively looking.

  • Commercial property management

commercial PMs, surveyor-qualified PMs on the MRICS track, service charge managers and occupier liaison specialists.

  • BTR and PRS

operations managers, BTR asset managers, resident experience managers and BTR regional directors on institutional purpose-built rental portfolios.

  • Building safety and senior leadership

Building Safety Managers, Accountable Person-ready practitioners, Heads of Property Management, Portfolio Managers and Operations Directors.

A methodology that earns its 72 hours

Most property and asset management shortlists land in 72 hours. That is because the work happens before the brief rather than during it:

  • Mandate clarification

we scope the role against asset class and duty-holder regime (block, commercial, BTR, HRB Part 4 AP) before a search opens, because the candidate pool for each is genuinely different.

  • Proactive search

consultants work candidates directly. Most senior PM and asset placements never appear on generic property boards.

  • Credential verification

TPI grades, MRICS and FRICS progression, live HRB compliance evidence, GRESB submission track record and Section 20 Major Works delivery. All checked against scheme evidence.

  • Curated shortlists

four candidates properly qualified for the asset class and function, not twenty mis-matched CVs. The 94% twelve-month retention rate starts here.

Case Study

UK listed REIT operational property management team

A UK listed REIT needed to scale its in-house property and asset management capacity for a portfolio pivot toward Build to Rent and purpose-built logistics. Every hire required MRICS or TPI membership, live Accountable Person framework evidence under BSA 2022 Part 4 (for the BTR roles) and named GRESB submission experience. We closed a Head of Property Management, two Senior Asset Managers (BTR, Logistics), a Building Safety Manager and three Property Managers inside twelve weeks against a market where BSA 2022-literate senior PMs were the tightest profile.

Why Clients Partner With Us

what you get when you brief us on property and asset management hiring.

We recruit into UK property and asset management every day. The TPI (IRPM and ARMA legacy) route, the RICS Property Management APC pathway, the Landlord and Tenant Act 1985 Section 20 regime, the Leasehold and Freehold Reform Act 2024, the BSA 2022 Part 4 duties on Accountable Persons and Building Safety Managers, and the Fire Safety (England) Regulations 2022.

  • BSA 2022 Part 4 and the Accountable Person regime verified: The BSA 2022 Part 4 regime for occupied Higher-Risk Buildings imposes specific duties on Accountable Persons, Principal Accountable Persons and Building Safety Managers. Live HRB compliance evidence and named scheme experience are verified at shortlist. Claimed familiarity is not sufficient on senior residential portfolio briefs.
  • TPI and RICS pathway verified: The Property Institute (TPI) professional standards and grades, plus RICS Property Management APC progression (MRICS, FRICS), are checked at shortlist. Senior residential block management briefs expect TPI; senior commercial property management briefs expect MRICS.
  • Six asset-class tracks covered by one desk: Block management, commercial property management, BTR and PRS asset management, estate and facilities-led PM, building safety and compliance, and senior property leadership. Candidates move between these tracks frequently, particularly from block into BTR and from commercial PM into asset management.
  • Clean cross-linking to CRE, Building Surveying, Fire Safety and FM: We do not duplicate investment or agency (CRE desk), Technical Due Diligence or dilapidations (Building Surveying desk), specialist fire engineering or PAS 9980 FRAEW (Fire Safety & Building Compliance desk), or FM soft and hard services delivery (Facilities Management desk). We brief joint mandates across desks where needed.

FAQs

common property and asset management recruitment questions.

Direct answers on TPI, RICS, BSA 2022 Part 4, Section 20, the Leasehold and Freehold Reform Act 2024, GRESB, BTR asset management and UK property salaries.

The Property Institute (TPI) is the UK professional body for residential property management, formed in 2023 from the merger of IRPM (Institute of Residential Property Management) and ARMA (Association of Residential Managing Agents). TPI holds the former IRPM membership grades (AIRPM, MIRPM, FIRPM), publishes the Consumer Charter and Standards and is the primary professional body for UK block and build-to-rent residential management. RICS (Royal Institution of Chartered Surveyors) covers the broader surveying profession, including its Property Management APC pathway for MRICS. Many senior UK property managers hold both TPI and RICS credentials, particularly at Head of Property Management level.

Part 4 of the Building Safety Act 2022 imposes duties on Accountable Persons (APs) and Principal Accountable Persons (PAPs) for occupied Higher-Risk Buildings (HRBs), being residential buildings of at least 18 metres or seven storeys in England. APs must assess and manage building safety risks (fire and structural), engage with residents, prepare and maintain the safety case, and register the building with the Building Safety Regulator. The Building Safety Manager (BSM) role, originally envisaged to support the AP, remains an operational function on most portfolios even though the dedicated statutory requirement was amended. Part 4 has driven a new property management specialism covering in-use HRB compliance, and experienced practitioners are in short supply.

Section 20 of the Landlord and Tenant Act 1985 (as amended) requires landlords to consult with leaseholders before carrying out qualifying works (above £250 per leaseholder) or entering into qualifying long-term agreements (above £100 per leaseholder per year). Section 20 consultation involves a prescribed notice-and-response procedure, and failure to follow it can cap recoverable service charge. Senior UK block management CVs are expected to demonstrate live Section 20 consultation management, including on Major Works programmes and BSA 2022-related remediation works. Our desk verifies live Section 20 delivery evidence on relevant briefs.

The Leasehold and Freehold Reform Act 2024 is UK primary legislation making reforms to the leasehold system in England and Wales, including provisions on service charge transparency, reduced cap on ground rent for some leases, making lease extensions and enfranchisement more accessible, and extending the minimum lease extension term. Several provisions are in force, while others await commencement through secondary legislation. The Act builds on the Leasehold Reform (Ground Rent) Act 2022 and signals a direction of travel toward commonhold-style tenure. UK block management teams are hiring for reform-literate senior property managers and service charge specialists to navigate the evolving regime.

GRESB is the ESG benchmark for real estate and infrastructure, used by institutional investors to screen and compare the sustainability performance of real estate funds and portfolios. The GRESB Real Estate Assessment scores participants across Management and Performance components, drawing heavily on portfolio-level utility consumption, EPC data, in-use energy performance and operational practices. In-use sustainability data collection is now a property management team responsibility on institutional UK portfolios, and Commercial Property Management and Senior Asset Management CVs are increasingly screened for GRESB submission experience. Our Sustainability & ESG page covers GRESB specialists in depth; senior PAM briefs with GRESB scope are briefed jointly.

Two closely related but distinct functions. Property management is the day-to-day operational function of running a building or portfolio: rent collection, service charge, compliance, supplier management, occupier liaison and statutory obligations. Asset management is the value-creation function: leasing strategy, refurbishment and repositioning, capex planning, net zero retrofit and disposal preparation. The two functions sit alongside each other and are often held by overlapping teams on institutional UK portfolios. Senior careers typically specialise into one or the other, but Head of Property Management and Head of Asset Management roles increasingly span both. Our Commercial Real Estate page covers investment-side asset management in depth; this Property & Asset Management page covers the operational and client-side property management function.

BTR (Build to Rent) asset management is the institutional operating model for purpose-built rental residential portfolios. BTR Asset Managers, Operations Managers and Regional Directors oversee scheme operations, amenity provision, resident retention, lettings strategy, rent performance and capex planning on behalf of institutional capital (Grainger, Quintain and the wider UK BTR operator and investor market). PRS lettings is the traditional residential letting function, typically operated more transactionally on dispersed portfolios. BTR is a distinct specialism with its own candidate pool and pay benchmarks, and senior BTR practitioners are in strong demand.

Broad 2026 market ranges. Block Property Manager (junior) 30 to 38 thousand. Senior Block PM 42 to 58. Portfolio Property Manager (block) 55 to 75. Commercial Property Manager 45 to 62. Senior Commercial PM 60 to 85. Head of Property Management 85 to 140 plus. Asset Manager (client-side PM) 60 to 90. Senior Asset Manager 80 to 115. BTR Operations Manager 50 to 70. BTR Regional Director 80 to 125. Building Safety Manager (BSA 2022 AP function) 55 to 80. Service Charge Accountant 35 to 55. Senior Service Charge Specialist 55 to 75. Director-level property leadership 100 to 200 plus with meaningful variance by employer type (listed REIT, private developer, block management operator, major real estate house). London and institutional-client premiums apply.

Yes, across all four. Block management (JLL Property Management included, plus specialist operators across the UK block management tier). Commercial property management (CBRE and JLL included, across the full UK commercial property management tier). BTR operators (Grainger and Quintain included, across the wider UK BTR operator market). PRS lettings (traditional lettings operators alongside institutional). Candidates move between block and BTR, and between commercial PM and asset management, regularly.

Yes. Building Safety Manager (BSM) roles, Accountable Person (AP) and Principal Accountable Person (PAP) functions under Part 4 of the Building Safety Act 2022 are a significant share of our residential property and asset management briefs. Every relevant shortlist is checked against live HRB compliance evidence, safety case preparation and named scheme history. These are comparatively new roles in the UK market (most go live from 2023 to 2024 onward), and the candidate pool is still maturing.

Yes. Senior property leadership includes Heads of Property Management, Heads of Block Management, Portfolio Managers, Senior Asset Managers, Operations Directors and Partner-level commercial property management roles at the major real estate houses. Our desk covers the full senior ladder and regularly briefs succession and team-build mandates on UK REIT, fund manager and major operator clients.

Yes, across all three. Permanent placements are the majority volume. Contract cover is common on Section 20 Major Works surges, BSA 2022 Part 4 implementation windows, service charge year-end peaks and BTR scheme mobilisation. Interim Head of Property Management and Director placements are used on post-acquisition team integration, senior cover pending permanent hire, and stand-up of new BTR and mixed-use operational teams.
