Our Expertise

our expertise.

We recruit across the full UK fit-out and interior map: CAT A and the emerging CAT A+ landlord delivery standard, CAT B occupier fit-out including amenity-led CAT B programmes, retail fit-out (high street, department store, experiential and destination retail), hospitality fit-out (hotels, restaurants, bars, leisure), commercial interior design and workplace consultancy, fit-out project management and commercial, and specialist-sector fit-out (life sciences laboratory, healthcare clinical, data centre white-space, museum and exhibition). Six project-type tracks under one desk.

We place into specialist fit-out contractors, commercial interior design studios and workplace consultancies delivering occupancy strategy, change management and post-occupancy evaluation. FIS-aligned throughout (Finishes and Interiors Sector trade body), JCT Design and Build 2016 literate, BCO Specification fluent, BIID and SBID-aware on Interior Designer briefs, and WELL Certification, BREEAM Interiors and Ska Rating literate on specification-led schemes. NBS National Building Specification fluency, plus HTM-aligned healthcare fit-out and GMP cleanroom-adjacent context on specialist-sector briefs, are verified where relevant.

Why It Matters

why specialist UK fit-out recruitment matters.

CAT A+ and amenity-led CAT B have rewritten the spec ladder, programme compression has squeezed senior PM capacity and specialist-sector fit-out is pulling senior talent from mainstream office and retail. UK fit-out hiring now runs on evidence of scheme-specific track record rather than generalist fit-out CVs.

Moston understood the difference between traditional CAT B and amenity-led CAT B with live occupier phasing. Every shortlist CV came with named scheme evidence under the new spec ladder.

CAT A+ and amenity-led CAT B are rewriting the spec ladder

Speculative office landlords are moving from traditional CAT A to the higher-spec CAT A+ standard with amenity-grade finishes, meeting rooms and collaboration space. CAT B is shifting toward amenity-led programmes reflecting hybrid-work patterns. Fit-out PMs, Design Managers and Commercial Leads with live CAT A+ and amenity-led CAT B evidence are the scarcest profile, and the market is pricing that scarcity into pay.

Find Fit-out Talent

Programme compression is squeezing senior delivery capacity

Return-to-office has driven sustained CAT B refit demand with compressed programmes and tight SLAs. Occupier projects that once ran over six to nine months now commonly land in twelve to sixteen weeks. Senior fit-out PMs and Site Managers who can deliver under that compression, particularly with live-occupier phased-works experience, are the hire-ahead-of-the-curve profile in 2026.

Our Approach

how we solve UK fit-out hiring.

Sector depth, real network and a methodology that gets the shortlist right first time. Three things a UK fit-out and interior recruitment agency has to be fluent in.

01

Sector-specific fit-out expertise

We work UK fit-out and interior full-time, every brief, every day. Assessments are built around FIS, BCO, BIID, SBID and JCT Design and Build-literate screening so we can interrogate the detail behind a CV:

  • Trade and professional bodies

FIS (Finishes and Interiors Sector), BCO (British Council for Offices) Specification fluency, BIID (British Institute of Interior Design) and SBID (Society of British and International Interior Design) registered designer grades.

  • Contract and technical standards

JCT Design and Build 2016 (the dominant UK fit-out contract form), NBS National Building Specification, plus NEC4 on specialist-sector or hybrid schemes.

  • Sustainability and wellbeing certifications

WELL Certification (IWBI), BREEAM Interiors, Ska Rating (RICS). WELL AP and BREEAM Interiors Assessor credentials verified on specification-led briefs.

  • Six project-type tracks

commercial office CAT A and CAT B, retail, hospitality, interior design and workplace consultancy, fit-out PM and commercial, and specialist sector (life sciences laboratory, healthcare HTM-aligned, data centre white-space, museum and exhibition).

A methodology that earns its 72 hours

Most fit-out shortlists land in 72 hours. That is because the work happens before the brief, not during it:

  • Honest brief scoping

we pressure-test the role against the live UK fit-out market before searching. If a CAT A+ expectation is mispriced for the programme or a life sciences PM requirement understates the GMP scope, we say so on the first call.

  • Proactive search

we work candidates directly across the UK fit-out contractor, interior design studio and workplace consultancy networks. Most placements never appear on generic boards.

  • Rigorous assessment

CAT A+ and amenity-led CAT B evidence verified at scheme level, compressed-programme delivery track record tested, WELL AP and BREEAM Interiors currency checked, specialist-sector GMP or HTM experience evidenced.

  • Curated shortlists

four candidates properly qualified for the project type and specialism, not twenty half-fits. The 94% twelve-month retention rate starts here.

Case Study

Tier-one UK commercial fit-out contractor

A tier-one UK commercial fit-out contractor needed to scale delivery capacity for a pipeline of occupier-led CAT B amenity schemes and two specialist life sciences lab fit-outs. Every hire required live CAT A+ or amenity-led CAT B evidence, compressed-programme PM track record and named fit-out contract experience. We closed a Programme Director, three Senior Project Managers, two Design Managers and two Senior Fit-out QSs inside nine weeks against a market where CAT A+ senior capacity was the tightest fit-out profile on our desk.

Why Clients Partner With Us

what you get when you brief us on fit-out hiring.

We understand the FIS trade framework, BCO Specification, JCT Design and Build, WELL Certification and BREEAM Interiors, the CAT A / CAT A+ / CAT B spec ladder, and the specialist-sector regimes (GMP, cleanroom, HTM-aligned healthcare) that shape life sciences and clinical fit-out. You will brief us, not explain the spec ladder.

  • CAT A+ and amenity-led CAT B verified: The spec ladder is rising. CAT A+ and amenity-led CAT B experience is verified on shortlists, not inferred from generic office fit-out CVs. Live scheme evidence is the sifting point.
  • Compressed-programme PM literate: Twelve to sixteen-week occupier CAT B delivery is a different skillset from traditional fit-out programmes. We check for live compressed-programme and live-occupier phasing delivery evidence on every senior fit-out PM brief.
  • Contractor, design studio and workplace consultancy under one desk: Specialist fit-out contractors, commercial interior design studios and workplace consultancies (occupancy strategy, change management, post-occupancy) all sit on this desk. Candidates move between the three regularly, and we manage those moves without losing specialism fluency.
  • Clean cross-linking to Architecture, CRE and Sustainability: We do not duplicate permanent-envelope architecture (Architecture & Design desk), landlord and occupier investment (CRE desk) or specialist BREEAM and WELL certification (Sustainability & ESG desk). Fit-out coordinates with all three, and we brief across desks when the mandate requires it.

FAQs

common fit-out and interior recruitment questions.

Direct answers on CAT A versus CAT A+ versus CAT B, FIS, BCO, Interior Designer versus Interior Architect, WELL Certification, Ska Rating and specialist-sector fit-out.

Three UK commercial fit-out standards. CAT A is the landlord-delivered base specification for a speculative office, typically including raised floors, suspended ceilings, lighting, air-conditioning and basic mechanical and electrical services, but no partitions, furniture or occupier branding. CAT A+ is a higher-specification landlord delivery, bringing a speculative office up to a near-fitted, amenity-grade standard including meeting rooms, collaboration space, tea points and finishes, ready for immediate occupancy. CAT B is the occupier-specific fit-out layered on top, reflecting the occupier's brand, layout, partitioning, AV, furniture and specialist requirements. CAT A+ has grown materially in UK speculative office since 2022 and is now the default on several core-London submarkets.

FIS is the Finishes and Interiors Sector, the UK trade association for the interiors and fit-out supply chain, including contractors, manufacturers and suppliers across drywall, ceilings, operable walls, passive fire protection, flooring and interior finishes. FIS membership is a common trust marker on major UK fit-out tenders, and FIS publishes technical guidance including the FIS Acoustic Standards for fit-out and best-practice installation guides. Senior fit-out PMs and commercial leads are commonly expected to be familiar with FIS standards and member supply chains.

The BCO (British Council for Offices) Specification is the UK reference standard for office occupier requirements, setting recommendations across floor-to-ceiling heights, structural grid, raised floor depths, lighting, air-conditioning, WCs, lift and service provision, occupier density and amenity. The BCO Specification is updated periodically and is referenced in UK landlord and occupier briefing, CAT A appraisal and speculative office specification. A senior fit-out or commercial appraisal CV is expected to reference BCO Specification fluency.

Two overlapping but distinct specialisms. Interior Designers work on the interior fit-out of spaces: furniture, finishes, lighting, branding, layout, occupier experience. They are typically affiliated with BIID and SBID. Interior Architects work on the permanent interior fabric of buildings: permanent partitioning, stair and atrium design, major reconfiguration of space affecting the building's architecture. They are typically ARB-registered Architects specialising in interiors. UK practice often blurs the two terms, but on recruitment briefs it is usually clear from context and deliverables which specialism the role is pointed at. Our Architecture & Design page covers the Interior Architect market; this Fit-out & Interior page covers the Interior Designer and fit-out delivery market.

WELL is the occupant wellbeing certification system operated by the International WELL Building Institute (IWBI). It assesses buildings and interior spaces against categories including Air, Water, Nourishment, Light, Movement, Thermal Comfort, Sound, Materials, Mind and Community. WELL Certification is commonly targeted on premium CAT B occupier fit-outs alongside BREEAM Interiors. Design managers and fit-out PMs working on WELL-targeted schemes are expected to understand the certification process, and WELL AP (Accredited Professional) credentials are a meaningful differentiator on senior fit-out and workplace consultancy briefs.

Ska Rating is the UK fit-out sustainability assessment method developed by RICS. It is used to assess and benchmark sustainable fit-out performance across offices, retail and higher education interiors, covering energy, water, materials, waste, pollution, wellbeing, transport, management and project delivery. Ska is commonly used alongside BREEAM Interiors on fit-out briefs seeking a specific sustainability certification outcome.

Two distinct UK contractor categories. Main contractors deliver new-build construction and shell-and-core buildings, typically under JCT or NEC contract forms. Fit-out contractors specialise in interior fit-out within completed shell-and-core or existing buildings, typically under JCT Design and Build or bespoke fit-out contracts, with compressed programmes and interior-specific supply chains. Some contractors do both (for example Mace Interiors is the fit-out arm of a tier-one main contractor), but senior fit-out careers typically specialise into one or the other. Our Construction page covers main contractor hiring; this Fit-out & Interior page covers the fit-out contractor market.

Amenity-led CAT B is the UK occupier fit-out pattern that emerged after the hybrid-work shift from 2022 onward, where occupiers invest a significantly higher proportion of CAT B budget in amenity space (collaboration, meeting, social, wellbeing, food and beverage) rather than in dense individual workstations. Amenity-led CAT B typically demands more complex brief management, stakeholder engagement, change management and integration with workplace consultancy, and senior fit-out PMs and design managers with live amenity-led CAT B evidence are in short supply.

Broad 2026 market ranges. Assistant Fit-out PM 32 to 42 thousand. Fit-out Project Manager 48 to 72. Senior Fit-out PM 70 to 95. Fit-out Contracts Manager 65 to 90. Fit-out Design Manager 55 to 80. Fit-out Senior QS 60 to 85. Fit-out Commercial Manager 75 to 110. Programme Director / Heads of Delivery 100 to 170 plus. Interior Designer 28 to 42 graduate/mid-level, Senior Interior Designer 48 to 68, Associate Interior Designer 65 to 90. Workplace Consultant 45 to 70, Senior Workplace Consultant 70 to 100. Retail and hospitality specialism typically sits within these ranges; life sciences and healthcare specialism commonly commands a premium. London and tier-one fit-out contractor premiums apply.

Yes, across all three. Office fit-out (CAT A, CAT A+, CAT B) is the largest volume on our desk, given London-centric commercial market intensity. Retail fit-out (high street, department store, experiential and destination retail rollouts) is a distinct specialism with its own contractor network. Hospitality fit-out (hotels, restaurants, bars, leisure) is commonly delivered under design-build or bespoke D&B contract structures. Candidates regularly cross between the three, and we brief accordingly.

Yes. Specialist-sector fit-out is a growing share of our desk. Life sciences and lab fit-out (including Good Manufacturing Practice and cleanroom-adjacent work) is driven by UK life sciences expansion across the Oxford-Cambridge Arc and London cluster. Healthcare and clinical fit-out is commonly delivered under HTM (Health Technical Memoranda) alignment for NHS trust work. Data centre white-space fit-out is rising with UK hyperscale and colocation growth. Museum, gallery and exhibition fit-out is a further specialist stream we cover.

Yes, across all three. Permanent placements are the majority volume. Contract cover is common on scheme delivery peaks, mobilisation windows, specialist-sector project surges and mobilisation of rollout programmes. Interim Head of Delivery, Head of Design and Programme Director placements are used on post-acquisition team integration, senior cover pending permanent hire, and standing up new specialist teams in life sciences, healthcare or data centre fit-out.
