About this Role

The Small Works Manager will be responsible for delivering a varied portfolio of billable small works projects. The role involves managing multiple projects simultaneously, ensuring they are delivered safely, efficiently, on time, within budget and to the required quality standards.


The successful candidate will manage projects from initial scoping through to completion and handover. They will work closely with customers, end users, contractors and other stakeholders throughout the project lifecycle.


Key Responsibilities

  • Manage the delivery of multiple small works projects concurrently, typically valued between £20,000 and £30,000 and up to approximately £100,000.
  • Develop clear project scopes, specifications, programmes and supporting documentation.
  • Plan and coordinate project activities to ensure works are delivered safely, on time and within budget.
  • Manage contractors and subcontractors, monitoring their performance, progress, quality and compliance.
  • Obtain and review quotations, ensuring proposed works provide value for money and meet the required scope.
  • Maintain accurate and complete project records, including project files, programmes, risk assessments, method statements, progress reports and completion documentation.
  • Ensure all works comply with relevant health and safety legislation, company procedures and Construction (Design and Management) Regulations.
  • Identify, assess and manage project risks, issues and changes.
  • Conduct site visits, progress meetings and inspections as required.
  • Liaise professionally with customers and end users to understand requirements, manage expectations and provide regular progress updates.
  • Coordinate access, operational constraints and site requirements to minimise disruption.
  • Monitor project costs and provide accurate financial and progress reporting.
  • Manage project completion, snagging, handover and close-out activities.
  • Ensure all works are completed to the required technical, quality and compliance standards.
  • Follow established processes and contribute to the continuous improvement of project-delivery procedures.


Experience and Qualifications


Essential

  • Previous experience delivering small works, construction, facilities-management or building-services projects.
  • Demonstrable experience managing several projects or workstreams simultaneously.
  • Strong knowledge of health and safety requirements within a construction or facilities environment.
  • Good working knowledge of the Construction (Design and Management) Regulations.
  • Experience managing contractors and subcontractors.
  • Experience preparing project scopes, programmes and supporting documentation.
  • Strong administrative, record-keeping and document-management skills.
  • Confident and professional customer-facing communication skills.
  • Ability to travel between sites across southern Oxfordshire.


Desirable

  • A trade background, ideally within mechanical and electrical building services.
  • A relevant construction, engineering, building-services or project-management qualification.
  • A recognised health and safety qualification, such as SMSTS, IOSH or NEBOSH.
  • Experience working within facilities management, a secure estate or another regulated environment.
  • Knowledge of commercial controls, procurement and project cost management.
