An exciting opportunity has arisen for a commercially focused Quantity Surveyor to join a growing Projects Division. This role is ideal for an experienced professional who enjoys working in a fast-paced environment and has a proven track record of successfully delivering retail fit-out and refurbishment projects.
The successful candidate will take full commercial responsibility for a portfolio of projects, ensuring contractual compliance, profitability, and healthy cash flow throughout the project lifecycle. Projects include both traditional and design-and-build retail fit-outs and refurbishments, ranging from one-week programmes through to nine-month schemes, with values from tens of thousands of pounds up to £2 million.
Working closely with project teams from inception through to completion, you will be responsible for cost planning, procurement, financial management, subcontractor administration, and final account settlement, ensuring projects are delivered commercially and contractually in line with business objectives.
Key Responsibilities
- Attend site surveys, project scoping visits, and pre-start meetings to understand project requirements and agree deliverables.
- Prepare detailed cost plans and provide comprehensive commercial handovers to delivery teams.
- Produce tender documentation and manage the procurement and appointment of subcontractors.
- Provide commercial guidance and support to Project Managers and operational teams throughout project delivery.
- Monitor and manage project costs, identifying commercial risks and opportunities while maintaining accurate Cost Value Reconciliation (CVR) reporting.
- Prepare interim valuations, applications for payment, and final accounts for both clients and subcontractors.
- Build and maintain strong working relationships with client Quantity Surveyors, Cost Managers, and other key stakeholders.
- Ensure all contractual and commercial obligations are fulfilled in accordance with JCT and other relevant forms of contract.
- Maximise project cash flow through effective forecasting, payment management, and commercial planning.
- Manage project variations and negotiate subcontractor final accounts to achieve the best commercial outcomes.
- Contribute to continuous improvement initiatives by participating in project reviews and lessons learned sessions.
Knowledge and Experience
The ideal candidate will have:
- A minimum of five years' experience in a Quantity Surveying role within the construction industry, with significant experience in retail fit-out and refurbishment projects.
- A strong track record of delivering fast-track programmes, high-specification interior fit-outs, and projects within live retail trading environments, including out-of-hours working.
- A sound understanding of commercial management principles and construction contracts, particularly JCT forms of contract.
- Experience working with schedules of rates and framework agreements.
- A background in retail construction is highly desirable.
- Strong commercial awareness, negotiation, and financial management skills.
- Excellent communication and stakeholder management abilities.
- Good IT skills, including experience using commercial reporting and estimating software.
Qualifications
Essential
- GCSEs (or equivalent), including English and Mathematics.
Desirable
- Degree, HNC/HND, BTEC, or equivalent qualification in Quantity Surveying, Construction Management, or a related construction discipline.
- Membership of, or progress towards membership with, the Chartered Institute of Building (CIOB) or the Royal Institution of Chartered Surveyors (RICS).
