We are seeking an experienced Chartered Building Engineer to carry out on-site inspections and condition surveys across a variety of commercial, residential, industrial, and public sector properties. The role involves assessing the condition of buildings and their components, identifying defects and maintenance issues, taking measurements and photographic records, and producing clear, professional reports with recommendations for repair, maintenance, refurbishment, or replacement where required.
The successful candidate will be comfortable working independently, managing site visits, and using digital systems to upload reports, photographs, and survey documentation.
Key Responsibilities
- Carry out condition surveys and inspections of existing buildings and property assets.
- Assess the condition of building fabric, structural elements, external envelopes, roofs, internal finishes, and associated building components.
- Identify defects, deterioration, damage, moisture ingress, movement, wear, and other issues affecting the condition or performance of buildings.
- Assess compliance with relevant Building Regulations, British Standards, and current industry guidance where applicable.
- Take accurate measurements, detailed site notes, and photographic records during inspections.
- Prepare clear, professional survey reports outlining findings and practical recommendations for repair, maintenance, refurbishment, or replacement works.
- Upload reports, photographs, and supporting documentation to client portals and cloud-based systems.
- Liaise with clients, site representatives, contractors, and internal teams where required.
- Manage your own diary and travel between survey locations.
- Carry out inspections safely and in accordance with relevant health and safety legislation and company procedures.
Required Skills & Experience
- Degree-qualified in Building Engineering, Building Surveying, Building Services Engineering, or a related discipline, or equivalent relevant experience.
- Chartered status (or working towards chartership) with a recognised professional institution such as CABE, CIBSE, CIOB, or RICS.
- Proven experience carrying out building condition surveys and inspections.
- Strong understanding of building construction, building pathology, defects, deterioration, and maintenance principles.
- Knowledge of relevant Building Regulations, British Standards, and current industry guidance.
- Ability to produce concise, professional technical reports with practical recommendations.
- Competent in Microsoft Office, tablets, mobile applications, cloud-based reporting systems, and digital survey software.
- Excellent organisational skills with the ability to work independently.
- Full UK driving licence and willingness to travel to sites.
Desirable
- Experience surveying commercial, residential, healthcare, education, industrial, or public sector buildings.
- Knowledge of planned preventative maintenance (PPM) and asset lifecycle management.
- Experience preparing schedules of condition, defect reports, or planned maintenance recommendations.
- IPAF, PASMA, or Working at Height certification.
- Experience working within occupied buildings and live environments.
