The Opportunity

We are working in partnership with a leading organisation responsible for the management, maintenance and improvement of a large and complex UK Defence estate to recruit an experienced Operations Manager based in Kineton.

This is an excellent opportunity for someone with a background in small works, construction, building services, Hard FM or estate maintenance to take responsibility for the delivery of a high volume of works across an operational Defence environment.

You'll oversee projects ranging from office refurbishments and building improvements through to kitchen and bathroom refits and general building/M&E works, ensuring projects are delivered safely, compliantly, on time and to the required standard.

The Role

As Operations Manager, you will take responsibility for coordinating and overseeing the delivery of low-value, high-volume billable and maintenance works across the estate.

Your responsibilities will include:

  • Managing the day-to-day delivery of multiple small works and maintenance projects.
  • Planning, coordinating and monitoring works from initial scope through to completion.
  • Managing contractors and supply chain partners operating across the sites.
  • Monitoring project progress, quality, safety, cost effectiveness and overall contractor performance.
  • Carrying out regular site inspections and quality checks on completed and ongoing works.
  • Reviewing Risk Assessments and Method Statements (RAMS) and ensuring appropriate safe systems of work are followed.
  • Ensuring works are delivered in accordance with the requirements of an operational Defence estate.
  • Maintaining accurate records of works, progress and completed inspections through the CAFM system.
  • Ensuring appropriate maintenance, compliance and project documentation is completed and recorded.
  • Reviewing site risk registers and escalating defects or issues relating to equipment, buildings or systems.
  • Supporting compliance with areas including Asbestos and Legionella management plans and undertaking Responsible Person duties where required.
  • Providing regular progress updates and reporting to estate management and key Defence stakeholders.
  • Ensuring contractors and personnel operating on site comply with relevant Defence safety and compliance requirements.

The position will be approximately 60% office-based, coordinating works, reporting and managing CAFM records, with around 40% spent across the sites carrying out progress, quality and compliance inspections.

About You

We are looking for someone with experience managing the delivery of small works, maintenance or building-related projects within a commercial, public-sector or similarly complex environment.

You could come from a construction, Hard FM, building services, property maintenance, M&E or facilities management background.

You should have:

  • Experience managing multiple small works or maintenance projects simultaneously.
  • Experience planning, directing and controlling works from scope through to completion.
  • A good understanding of building, civil engineering and/or M&E services.
  • Experience managing and monitoring contractors and supply chain partners.
  • Experience working within a commercial rather than domestic environment.
  • Good knowledge of health & safety requirements, including RAMS and safe systems of work.
  • Strong organisational skills with the ability to manage multiple priorities.
  • Confidence dealing with contractors, operational teams and senior stakeholders.
  • Strong IT skills and experience maintaining accurate project/work records.
  • Excellent attention to detail and a proactive approach to resolving issues.

Previous experience within Defence, MOD, secure estates, government facilities or another highly regulated environment would be advantageous but is not essential.
