About this Role
Role overview
Carry out planned preventative maintenance (PPM), reactive repairs and some installation work across a range of commercial premises. This is a mobile, hands-on role requiring a strong background in building services and multi-skilled maintenance, with an electrical bias.
The role involves working independently and as part of a team, using initiative to identify and resolve faults. As a client-facing technician, you will need to be reliable, proactive and able to communicate clearly with clients, colleagues and managers. Candidates should ideally be based within the area covered by the role.
Key responsibilities
Complete PPM tasks and reactive maintenance repairs across multiple sites and contracts, maintaining engineering standards to support efficient and reliable operation of plant and equipment.
Inspect building services, identify faults and respond proactively to repairs, call-outs and requests from management.
Assess the parts, materials and equipment needed for each task and arrange orders as required.
Prepare quotations for additional works, including material costs and a clear description of the proposed work.
Assist other trades when required and undertake installation work within the scope of the role.
Update and close completed reactive and PPM jobs on the computer-aided facilities management (CAFM) system.
Provide accurate reports on remedial works, technical issues and site conditions, and maintain site logbooks for compliance purposes.
Carry out electrical testing and complete the relevant certificates and documentation for work undertaken.
Follow recognised industry standards, company quality assurance requirements, site procedures, and client and company health and safety procedures.
Prepare site-specific method statements and risk assessments when required.
Keep company-issued tools safe, maintained and in good working condition.
Attend emergencies during and outside normal working hours and participate in flexible working and out-of-hours cover as required by the contract.
Complete required training, including health and safety courses, trade development and continuing professional development, to maintain knowledge and professional qualifications.
Undertake other duties assigned by managers that fall within the scope and responsibility of the role.
Electrical maintenance duties
Carry out electrical fault finding, repairs and replacements, including:
Electrical wiring, socket outlets and other faceplates.
Door entry systems and automatic door controls.
Emergency and general lighting, including lamp replacement.
Building management systems (BMS) and heating controls.
Immersion heaters and instantaneous water heaters.
Planned maintenance activities
Emergency lighting and fire alarm testing.
Distribution board checks, RCBO and RCD testing, and fixed wire testing.
Tap temperature checks, water flushing and L8 water testing.
Fan coil servicing and air conditioning and air handling unit filter replacement and cleaning.
Functional testing and visual inspection of equipment.
Essential experience and skills
Commercial building services experience, with strong electrical and mechanical maintenance skills.
Extensive knowledge of commercial electrical systems and health and safety regulations.
Knowledge of heating and air conditioning systems.
Knowledge of building fabric and experience carrying out basic reactive fabric repairs.
Ability to work independently, use initiative and remain self-motivated with minimal supervision.
Good written and verbal communication skills and a professional, presentable appearance.
Ability to work effectively in a team, contribute to shared objectives and follow instructions.
Ability to use a smartphone or PDA to record and manage work.
An adaptable and flexible approach to changing work requirements.
Full UK driving licence.
Availability for call-outs and flexibility to work evenings and weekends to meet contract requirements.
Essential qualifications
Required electrical and access qualifications include:
NVQ Level 3 in Electrical Installation.
City & Guilds Level 2 and Level 3 Diploma in Electrical Installation.
City & Guilds 2360 Parts 1 and 2, or 2330 Levels 2 and 3.
City & Guilds 2391, or 2394 and 2395.
18th Edition certificate.
IPAF categories 3a and 3b.
PASMA qualification.
Additional useful skills
Basic plumbing, carpentry and general building fabric skills would be an advantage.
