About this Role

The Mechanical Contract Manager is responsible for the successful delivery of mechanical building services projects within the retail sector. This includes new store developments, refurbishments, and both reactive and planned maintenance works, with project values typically ranging from £10,000 to £1,000,000.

The role is primarily office-based at our head office in Knutsford, with travel required depending on project needs. Our work is predominantly located between Birmingham and the north of Scotland, and regional offices are available for use as required.


Key Responsibilities

Project Management

  • Manage mechanical packages on retail construction and refurbishment projects from inception through to completion.
  • Oversee HVAC, heating, ventilation, air conditioning, plumbing, and mechanical plant installations.
  • Deliver projects ranging from small-scale maintenance works (£10k) to large mechanical packages (£1m).
  • Prepare and review project programmes, method statements, risk assessments (RAMS), and associated documentation.
  • Coordinate with electrical teams, main contractors, and clients to ensure smooth project delivery.
  • Monitor progress against programme and implement corrective actions where necessary.


Commercial & Financial Control

  • Manage project budgets, costs, variations, and financial reporting.
  • Review subcontractor quotations and appoint specialist contractors.
  • Ensure all works are delivered in line with agreed contractual and commercial terms.
  • Support the preparation, negotiation, and agreement of variations and final accounts.


Client & Stakeholder Management

  • Act as the primary point of contact for clients, consultants, and retail stakeholders.
  • Attend and lead site progress meetings.
  • Build and maintain strong working relationships with key retail clients.
  • Ensure clear and proactive communication when working in live trading environments.


Health & Safety

  • Ensure full compliance with UK Health & Safety legislation and CDM Regulations.
  • Promote a positive health and safety culture across all projects.
  • Review and approve subcontractor RAMS and permits to work.
  • Conduct site inspections and ensure adherence to company safety standards.


Quality & Compliance

  • Ensure all installations meet industry standards and client specifications.
  • Manage commissioning, testing, and handover processes.
  • Ensure all project documentation, including O&M manuals, commissioning certificates, and as-built drawings, is completed and issued.


Qualifications & Experience

Essential

  • HNC/HND or Degree in Mechanical Engineering or Building Services Engineering
  • Proven experience managing mechanical building services projects
  • Experience within retail construction or commercial fit-out environments
  • Strong understanding of HVAC, plumbing, and mechanical systems
  • Ability to work collaboratively and build effective working relationships
  • Knowledge of CDM Regulations and UK Health & Safety legislation
  • Ability to manage multiple projects simultaneously
  • Strong commercial awareness and contract management experience
  • Proficient in IT systems and project management software
  • Full UK Driving Licence



Desirable

  • SMSTS (Site Management Safety Training Scheme)
  • CSCS Card (Manager level)
  • IOSH Managing Safely or NEBOSH
  • Membership of a professional body such as CIBSE or IMechE
  • Experience working with major retail clients (e.g. supermarkets, high street brands)
