Our client, a respected FM provider, is seeking an Operations Manager to lead a site-based team delivering high-quality maintenance and response services across a secure and fast-paced estate. This is an excellent opportunity for someone with experience in building services, engineering, or property maintenance who is ready to step into a more senior, people-focused role.
The Role
You will oversee the daily coordination of maintenance and response works, ensuring tasks are completed safely, efficiently, and in line with all compliance requirements. You’ll manage supply-chain performance, maintain accurate documentation, and take responsibility for small project delivery, including timelines, budgets, and quality outcomes.
Working closely with on-site operatives and mobile engineers, you’ll ensure they have the right resources, training, and support. You’ll also be hands-on with quality assurance—reviewing RAMS, checking completed work, and ensuring records are kept up to date in the CAFM system. Health and Safety will be central, and you may hold designated responsibilities such as Confined Spaces or Legionella (with full training provided if needed).
This role involves regular interaction with site users and internal teams, acting as a key point of contact for operational queries and helping translate requirements into practical, cost-effective solutions. You’ll also support budget management, forward planning, risk mitigation, and the promotion of a strong safety culture.
What You’ll Bring
HNC (or equivalent experience) in a building services, mechanical, or related field
Experience in planned/reactive maintenance and small project delivery
Strong leadership, communication, and organisational skills
A practical, accountable approach to safe and effective site operations
Willingness to participate in an on-call rota (coordination-focused)
Professional memberships or asset management qualifications are beneficial but not essential.
