Hard Services Manager

Hard FM Manager – Major FM Service Provider

Reports to: Head of Hard FM

Representing one of the UK’s leading FM providers, we are seeking an experienced Hard FM Manager to take full operational responsibility for hard services delivery across a large, complex estate.

This role is ideal for an individual with strong technical leadership capability, robust compliance knowledge, and proven experience managing multi-disciplinary engineering teams.

Role Overview

You will oversee the day-to-day delivery of all hard FM services, ensuring effective performance of both in-house engineers and specialist subcontractors. This includes planned and reactive maintenance, small works, and lifecycle asset replacement projects.

The position also carries responsibilities such as acting as Water Responsible Person or Fire Responsible Person where qualified.

You will ensure technical assets are effectively maintained, compliance is met across all statutory and regulatory requirements, and documentation—such as drawings and asset information—is accurate, auditable, and up to date.

Key Responsibilities

Lead, develop, and resource a technical engineering team.

Full P&L accountability for the hard FM operation.

Ensure delivery of all statutory, mandatory, and routine compliance tasks.

Act as a key point of contact for contractors, ensuring full adherence to ATW/PTW procedures.

Embed a culture focused on safety, agility, and continuous improvement.

Develop, enhance, and maintain hard FM processes and procedures.

Produce performance reports, compliance data, and technical insights.

Work closely with the Asset, Lifecycle and Projects teams.

Review and implement safe systems of work and self-monitoring processes.

Manage and monitor subcontractor performance.

Identify and drive business improvement initiatives that enhance efficiency and reduce cost.

Support lifecycle planning and delivery of associated project works.

Maintain and govern the drawing and asset database, ensuring full accuracy and integrity.

Build strong relationships with clients and stakeholders, ensuring service delivery meets expectations and contractual commitments.

Skills & Experience

Essential:

Minimum 5 years’ experience in a similar Hard FM leadership role.

IWFM Level 3 or higher.

IOSH Managing Safely.

Sound understanding of COSHH, statutory and regulatory compliance.

Proven experience managing a technical team of circa 12 people.

Strong financial acumen including P&L management.

Experience managing suppliers and subcontractors.

Competent in using IT systems for asset, compliance, and performance data.

Experience in water hygiene (L8) and fire safety management.

Desirable:

Water Responsible Person.

Fire Responsible Person.

AP/RP qualifications.

Experience working within complex contractual arrangements.

NEBOSH Certificate.

IWFM Level 5 Diploma.
