Job Summary
We are seeking a Commercial Director to lead and manage the commercial function of the business, acting as the linchpin between Construction and Finance. The role is responsible for ensuring effective cost control, procurement, and financial reporting across all projects, while also overseeing lender reporting on phase completions and debt drawdowns.
The successful candidate will provide strategic leadership to the commercial team, embedding best practice, driving efficiencies, and ensuring projects are delivered on budget and in line with business objectives.
Key Responsibilities
Commercial Leadership
Lead, motivate, and develop the commercial team to ensure optimal performance.
Ensure costs are effectively controlled, build appraisals are accurate, and financial targets are achieved.
Oversee procurement and subcontractor management, ensuring compliance with policies and value for money.
Financial Management
Act as the key link between Construction and Finance, ensuring financial alignment and accurate reporting.
Manage project expenditure and monitor commercial risks.
Report to lenders on phase completions and coordinate debt drawdowns in line with agreements.
Strategic & Operational Delivery
Provide commercial insight and updates to senior leadership.
Liaise with colleagues across construction and operations to ensure delivery efficiency and profitability.
Contribute to divisional budgets, forecasts, and margin improvement initiatives.
Stakeholder Engagement
Build strong relationships with internal and external stakeholders, including suppliers, contractors, and lenders.
Support senior leadership in decision-making through accurate, timely commercial reporting.
Candidate Profile
Experience
Senior commercial leadership experience within construction or housebuilding.
Proven track record of cost control, procurement, and commercial team management.
Strong knowledge of valuation, budgeting, and regulatory frameworks.
Experience of financial reporting and stakeholder management, ideally including lenders.
