The post holder will support the estates team in the provision of a high-quality service. They will ensure the upkeep of designated areas by carrying out general and specific duties as directed.
Responsibilities
Carry out P.P.M., service, testing, diagnosing, repairing, and calibrating advanced electrical and mechanical installations, plant, and equipment.
Maintain the site Building Management System (BMS) and other similar computerised control systems.
Ensure that the BMS is optimised for maximum energy efficiency, producing monthly reports and data to support quarterly and annual energy reporting.
Act as site expert on BMS systems, providing training and development for other members of the estates team.
Respond to breakdown maintenance requests promptly and effectively.
Ensure sufficient disaster recovery mechanisms and parts stocks are in place to minimise BMS system downtime.
Work safely and in accordance with company health and safety procedures.
Maintain accurate estates records and plant history.
Participate in the out-of-hours on-call procedure.
Adapt to new situations as they arise.
Share technical knowledge with colleagues and support team development.
Undertake training as required.
Knowledge, Skills & Experience
The BMS Technician will be employed on work appropriate to their core special skills.
Extensive knowledge of large-scale BMS systems, particularly Continuum and EcoStruxure.
Knowledge of standard electrical wiring practices, electronic components, and electrical schematic symbols.
Experience of BMS energy management on a large site, with exposure to challenging energy efficiency targets.
Knowledge of modern Energy Centre technologies/controls including CHP, boilers, generators, absorption and electric chillers, ground and air source heat pumps (desirable).
Understanding of general HVAC installation and operation.
Familiarity with BMS third-party interface protocols, including Bacnet, Modbus, and Mbus.
Computer skills with experience in Windows-based applications.
Strong team player with the ability to work independently, demonstrating drive, enthusiasm, and self-motivation.
Completion of a recognised engineering apprenticeship.
A suitable City & Guilds, BTEC, NVQ 3 or equivalent qualification.
Minimum 3 years post-apprenticeship experience, ideally within a large-scale estates or facilities management environment.
IEE 18th Edition wiring regulations 2381 (desirable).
City & Guilds electrical installation inspection and testing 2391.
