Area Director - Midlands

As Area Director, you will take strategic and operational ownership of a portfolio of 10–15 sites within a business evolving from soft services into a fully integrated TFM provider.



This role is pivotal to driving service transformation, refreshing long-standing teams, and improving commercial outcomes across your region. Reporting directly to the MD, you’ll lead a team of operational leaders—Account Managers, Operations Managers and FMs—to raise standards, energise delivery, and support both retention and growth. You’ll also contribute to wider business development activity and help assess new service lines or M&A opportunities.



Key Responsibilities

 

Leadership and Strategic Direction

  • Lead your regional portfolio with a clear focus on performance, service quality, and alignment to company strategy.

  • Support the shift from soft services to TFM, including building hard FM capability across your contracts.

  • Champion a high-performance culture, challenging complacency in long-standing teams.

 

Commercial Development and M&A Support

  • Identify opportunities for account growth, margin improvement, and contract expansion.

  • Lead planning and preparation for renewals and retenders.

  • Support the MD in strategic decision-making and M&A evaluations where required. 

 

Operational Excellence

  • Oversee consistent service delivery across contracts, ensuring full compliance and strong HSE performance.

  • Drive continuous improvement and innovation to enhance client satisfaction.

  • Ensure underperforming sites are supported with structured improvement plans.

 

People and Culture

  • Line manage and develop regional leaders to drive engagement, performance and accountability.

  • Address legacy performance issues and build a succession-ready operational team.

  • Create a collaborative, supportive and fast-paced working culture.

 

Client Relationship Management

  • Act as senior point of contact for key clients across your region.

  • Build trusted relationships and proactively manage service performance and satisfaction.

  • Lead account reviews, escalations, and long-term client development plans.



Candidate Profile

 

Experience Requirements

  • Senior FM operations leader with experience managing a multi-site portfolio.

  • Deep understanding of soft services, with working knowledge of hard FM.

  • Demonstrated success in driving cultural change, growth, and operational improvement.

  • Commercially sharp, with strong client engagement skills.

  • Exposure to strategic or M&A-level thinking is advantageous.

  • Fast-paced, autonomous, and proactive in driving results.

  • Strong leadership presence with the ability to influence up, down and across.

  • Resilient and adaptable in managing change, performance challenges and team dynamics.
