Regional Operations Manager
Salary: £45,000 – £50,000
Location: East London / North London / South East London (portfolio-based)
We are working with a leading Facilities Management organisation to appoint an experienced Regional Operations Manager to oversee a defined portfolio of 3–4 complex sites within London.
This is a senior operational role with full P&L responsibility, focused on hard services delivery, client satisfaction, statutory compliance, and commercial performance.
Role Overview
The Regional Operations Manager is responsible for the day-to-day operational management of their site portfolio, ensuring all services are delivered in line with contractual requirements, technical standards, SLAs and KPIs.
You will act as the senior operational contact for clients, manage multiple specialist contractors, and ensure works are delivered safely, compliantly and commercially.
Key Responsibilities
Ensure all policies, procedures and technical standards are implemented and adhered to across the portfolio
Drive a strong Health & Safety culture, ensuring near misses are captured, lessons learned and incidents avoided
Maintain full statutory compliance, ensuring inspections are planned, completed on time and remedial works scheduled appropriately
Oversee all planned and reactive maintenance, ensuring work is assigned correctly, completed on time, audited and reported
Ensure full commercial compliance with contract requirements
Manage and deliver against all SLAs and KPIs, minimising service failures, penalties and availability deductions
Investigate and mitigate penalties where incurred, implementing corrective actions
Develop, manage and deliver robust planned maintenance programmes across all sites in line with contract specifications
Establish, communicate and maintain accurate maintenance schedules within your area of responsibility
Maintain strong and regular client engagement, providing timely updates, reports and performance reviews
Identify opportunities to improve service delivery and contract performance, progressing improvements with internal stakeholders and clients
Work collaboratively with project and delivery teams to ensure works are delivered professionally and enhance client perception
Own and manage the annual financial budget for all sites within your portfolio
Achieve financial targets set by senior leadership
Conduct monthly contract performance and financial reviews
Key Skills & Experience
Essential:
Proven experience managing multiple technical contractors
Strong communication skills, able to operate effectively at all levels
Confident, empathetic and influential approach to stakeholder management
Ability to instil confidence and ownership with clients, tenants and landlords
Strong Hard Services background within a technically complex environment
Commercially astute, with experience negotiating with clients or their representatives
Strong Health & Safety knowledge and leadership
Working knowledge of CAFM systems, planned maintenance, work planning and quality control
Desirable:
Experience working within PFI environments, particularly performance measurement
Knowledge of water hygiene management within healthcare premises
