Hard Services Manager – Facilities Management
We are representing a leading facilities management organisation in their search for an experienced Hard Services Manager. This is a senior operational role, responsible for ensuring the safe, compliant, and efficient delivery of hard services across a diverse estate.
Role Overview
As Hard Services Manager, you will provide technical leadership and operational oversight, ensuring statutory, mandatory, and industry best-practice compliance. You will manage both directly employed engineers and subcontractors, driving performance against KPIs and SLAs. A key part of the role is ensuring your team is trained, competent, and engaged, while leading on continuous improvement and innovation in service delivery.
While the focus will be on planned and reactive maintenance, you will also contribute to lifecycle planning, variations, and wider facilities management initiatives. Collaboration across technical, commercial, and operational teams will be essential.
Key Responsibilities
Lead and manage hard services teams and subcontractors to deliver a compliant and cost-effective service.
Oversee statutory, mandatory, and planned preventative maintenance, ensuring safe and timely completion.
Monitor budgets, costs, and resources, driving efficiencies and value for money.
Act as Responsible Person for areas such as fire, water, electrical, mechanical, and HVAC systems.
Support audits, compliance processes, and client reporting requirements.
Maintain and update asset registers and ensure effective use of CAFM systems.
Drive health & safety culture, ensuring full adherence to legislation and company policy.
Lead recruitment, training, development, and performance management of technical teams.
Collaborate with project teams on lifecycle and maintenance planning.
Deputise for senior technical leads when required.
Candidate Profile
Essential
Mechanical/Electrical qualification with significant experience in hard FM.
Health & Safety qualification (NEBOSH or IOSH).
Strong leadership and people management skills.
Proven track record in delivering hard services within complex estates.
Commercially astute with ability to manage budgets and drive value.
Excellent communication and stakeholder management skills.
Desirable
Experience working in public buildings (education, healthcare, secure environments).
Background in PFI/PPP environments.
Experience with CAFM systems and asset management.
Water management qualification.
Experience managing ageing estates and compliance challenges.
