We are seeking a dynamic and motivated Area Manager to lead the delivery of high-quality maintenance services across a diverse property portfolio in the North East. This role offers the opportunity to drive operational excellence, strengthen customer relationships, and lead a dedicated team to achieve service and performance goals.
As Area Manager, you will take ownership of planned, reactive, and grounds maintenance services across the portfolio. You will ensure all statutory and contractual compliance requirements are met, manage operational risks, and support the delivery of capital works and projects. A key aspect of the role will be fostering a culture of continuous improvement, customer focus, and strong stakeholder engagement.
This position offers significant visibility, requiring close collaboration with a wide range of stakeholders, including clients, supply chain partners, and internal teams. You will be expected to deliver consistently high operational standards and maintain excellent client relationships through proactive communication and service delivery.
You will lead and develop a skilled operational team, ensuring they are engaged, motivated, and supported. A strong emphasis will be placed on staff development, wellbeing, and the promotion of a diverse and inclusive working environment. The Area Manager will also be responsible for aligning operational delivery with commercial objectives, ensuring the sustainability and growth of the contract.
This role is based at our Durham office, with an expectation of at least three days per week on site. Flexible working, including up to two days from home, is available.
Key Responsibilities
Deliver high-quality planned, reactive, and grounds maintenance services across the estate.
Ensure statutory and contractual compliance across the portfolio.
Manage operational risk and capability to deliver capital works and projects.
Support strategic improvement initiatives and align operations to commercial objectives.
Build strong relationships with stakeholders, including clients, supply chain partners, and internal teams.
Lead, mentor, and develop an operational team, supporting wellbeing and promoting inclusivity.
Monitor and report on performance against KPIs and targets.
Drive a culture of customer satisfaction, continuous improvement, and operational excellence.
What You’ll Bring
Proven experience in operational leadership within hard services facilities management or estates maintenance.
Strong communication and influencing skills, with the ability to engage at all levels.
Track record of delivering change, improving service standards, and building effective partnerships.
Experience in budget management, performance monitoring, and reporting.
Problem-solving skills with the ability to thrive in a fast-paced, complex environment.
Hands-on technical background (trades/engineering) with strong maintenance knowledge and preferably relevant technical qualifications.
Strong leadership skills, with the ability to motivate and develop diverse teams.
Flexibility and willingness to travel across the region as required.
A valid driving licence.
UK nationality with eligibility to obtain Security Clearance (SC).
