Delivery Manager

We are seeking a driven and experienced Delivery Manager to lead the operational delivery of our repairs and maintenance services, ensuring high standards of performance, compliance, and customer satisfaction. This role is central to maintaining the reliability, safety, and efficiency of our property and asset management operations, while driving continuous improvement across teams and processes.



The Role

As the Delivery Manager, you will hold full responsibility for the day-to-day management of service delivery, ensuring all performance, budget, and compliance targets are achieved. You will oversee the effective coordination of planned and reactive maintenance, including out-of-hours operations, ensuring that resources are deployed efficiently and that service continuity is maintained during periods of leave or absence.

You will manage a team of Responsive Supervisors and their respective direct labour force, providing clear leadership, guidance, and direction to ensure the consistent delivery of high-quality, value-for-money services. You will also be accountable for managing specialist subcontractors, ensuring best value, compliance, and alignment with the organisation’s quality standards.

Financial accountability is a key aspect of this position. You will hold profit and loss responsibility for your area of service, managing delegated budgets, monitoring spend, and performing trend analysis and exception reporting. You will take proactive action to address any variances, ensuring commercial control and optimal use of resources while maintaining the highest operational standards.

A core part of your role will be developing and delivering effective project management and business improvement strategies. You will proactively identify opportunities to enhance service delivery, streamline processes, and improve efficiency across all aspects of the operation. By embedding innovation and best practice, you will help deliver measurable improvements in performance and customer outcomes.

You will manage the performance of your team through structured one-to-one meetings, PDRs, and performance monitoring, creating a positive, fair, and supportive culture where individuals are motivated to perform at their best. As a people leader, you will handle all employee relations matters—including sickness, absence, grievance, and disciplinary issues—in line with company policy, fostering a respectful and high-performing working environment.

Operationally, you will take ownership of complex repairs, ensuring effective communication with customers and stakeholders regarding progress and resolution. You will also compile and analyse performance data and KPIs, identifying trends, risks, and opportunities to enhance service quality and efficiency. Reporting on performance metrics, you will provide insights and recommendations to senior leadership, contributing to strategic decision-making and business improvement.

Health and safety compliance is at the heart of this role. You will ensure that all operational activities are conducted in accordance with statutory requirements and company procedures. Training will be provided to enable you to act as the Responsible Person for Legionella and Asbestos, and your understanding of risk assessment, method statements, and safe systems of work will be essential.



What You’ll Bring

The ideal candidate will have a professional qualification in construction, property, or facilities management—such as CIOB or RICS (or equivalent)—or demonstrate comparable experience within a technical or operational discipline. You will bring a solid understanding of repairs and maintenance operations, including relevant regulatory, legislative, and British Standards requirements. Experience managing multi-disciplinary teams and subcontractor networks in a fast-paced, customer-focused environment is essential. You should also have experience working within reactive maintenance supervisory or management roles in the housing industry.

A strong working knowledge of Microsoft Office applications, including Excel and reporting tools, is required, and familiarity with Permit to Work systems and method statement processes will be advantageous. A Health and Safety qualification (NEBOSH, IOSH, or SMSTS) is desirable, as is prior experience operating as a Responsible Person within a compliance framework.
