Contract Manager

Our client, a leading Facilities Management (FM) service provider, is seeking an experienced Contract Manager to oversee a portfolio of PFI/PPP and Non-PFI contracts. This role will work closely with the Regional Manager (PFI/PPP) and key internal stakeholders to ensure full compliance with the requirements of FM and Project Agreements, as well as all statutory regulations. The successful candidate will maximise revenue and profit opportunities through robust deduction management, effective deployment of direct labour, procurement efficiencies, and the development of a suitable lifecycle strategy.

Duties & Responsibilities

Manage the delivery of FM services across the assigned contracts, taking responsibility for performance, HR management, health and safety, quality, and profitability.

Ensure all requirements outlined in the Project Agreement and FM Agreement are met in line with SLA expectations and contractual deliverables.

Develop site-specific policies and operational procedures that reflect the company’s values and align with client requirements.

Ensure full compliance with relevant client standards, including Building Bulletins and the Services Output Specification.

Build and maintain positive, collaborative relationships with Client Representatives (End User & SPV), fostering a long-term partnership approach.

Ideally bring a technical background/qualification, as the buildings present technical challenges and require the ability to set specifications and source technical components. Knowledge of M&E will be essential in reducing business risk.

Lead, manage, and develop staff, ensuring a positive working culture, effective training strategies, and strong retention levels.

Monitor performance and produce formal monthly reports for both the client and the Account Director, confirming contract compliance while highlighting risks, opportunities, and future workload.

Implement effective risk management processes, including controls, procedures, H&S systems, and audits, ensuring legislative compliance and established contingency plans.

Manage contract budgets cost-effectively, ensuring value for money across all services.

Report monthly and year-to-date P&L performance, taking full accountability for budget delivery, minimising aged debt, and recovering WIP within agreed timescales.

Ensure all facilities meet current legislative requirements.

Act as the Responsible Person for Legionella and Fire for the contract.

Work flexibly within the wider IFM team, undertaking additional duties that support growth and profitability.

Qualifications & Experience

Industry-relevant qualifications

Experience within the PFI/PPP sector

Experience working within NHS and/or Education environments

Proven experience developing operational plans for PFI/PPP contracts

Strong administration and organisational skills

Competent IT skills, including Word, Excel, Outlook, and CAFM systems such as Concept/Vixen
