Job Overview
We are recruiting on behalf of a leading Facilities Management company for a Commercial Manager to provide commercial leadership on a major FM contract. This role is central to the operational and financial success of service delivery, requiring expertise in contract management, financial governance, and commercial strategy.
You will act as a trusted advisor to operational and account teams, helping to shape contract delivery models, protect margins, ensure legal and contractual compliance, and drive value for both the company and its clients. Working across the full contract lifecycle, from mobilisation and pricing to ongoing performance monitoring, change management, and renewal negotiations, you will safeguard the commercial integrity of all agreements under your remit.
This role involves close collaboration with internal stakeholders (operations, finance, procurement, and senior leadership) as well as external clients and suppliers. Your insights and proactive approach will directly influence profitability, client satisfaction, and long-term contract success. Main Duties
Commercial Strategy & Oversight
Develop and implement commercial strategies aligned with business goals, contract terms, and client needs.
Ensure compliance with contract obligations and proactively identify and manage commercial risks.
Contract Management & Governance
Interpret and manage contracts (e.g., NEC, JCT, CCS, bespoke client contracts), ensuring proper administration of terms, variations, and KPIs.
Lead change processes, including preparation and agreement of contract amendments and variations.
Manage the application for payment process, including pricing, substantiation, and timely submissions.
Financial Governance & Reporting
Deliver accurate and timely monthly cost/value reconciliations (CVRs), forecasts, and margin reports.
Analyse financial performance and develop actions to maintain or improve profitability.
Work closely with finance to support budgeting, cash flow, WIP management, and audit readiness.
Stakeholder Engagement
Act as a commercial partner to operations, providing advice and challenge where needed.
Build and maintain strong relationships with clients, subcontractors, supply chain partners, and internal stakeholders.
Represent the commercial function in client reviews, audits, and strategic meetings.
Procurement & Supply Chain
Support the procurement process, ensuring subcontractor and supplier agreements are commercially robust with considered pricing.
Oversee the administration of subcontracts, including valuations and final accounts.
Team Leadership & Development
Where applicable, manage and mentor staff.
Support the development of commercial capability across the operational team.
What We Are Looking For
Essential Experience
Substantial commercial management experience in facilities management, construction, or a regulated environment.
Proven track record of working with CCS, NEC, or similar bespoke contracts.
Demonstrated ability to manage large, complex contracts across multiple sites and service lines.
Strong financial and interpretative skills with experience in budget governance, forecasting, and reporting.
Experience in team management.
Desirable Experience
Experience within a large FM provider or service integrator.
Knowledge of public sector procurement and government frameworks.

Qualifications
Degree in Quantity Surveying, Business, Finance, or a related field (or equivalent experience).
