Location: Northampton

Contract Type: Permanent

Hours: 37.5 hours per week

Salary: Competitive, dependent on experience

We are seeking an experienced Facilities Manager (Hard Services) to oversee the delivery of Technical Compliance and Hard FM services across a schools contract in Northampton.

This is an excellent opportunity for a motivated and technically skilled professional to lead a small, specialist engineering team and ensure the safe, compliant, and efficient operation of critical building systems.

The Role

As Facilities Manager (Hard Services), you will lead the delivery of all mechanical, electrical, and building fabric services. You will ensure service excellence, compliance with statutory requirements, and effective budget management, while driving continuous improvement across the contract.

You will manage a team of four engineers (Electrician, Mechanical Engineer, Plumber, and Fabric Operative) and oversee specialist subcontractors where required.

Key Responsibilities

Lead the delivery of Technical Compliance & Hard FM functions, including:

M&E systems

HVAC

Electrical distribution

Plumbing

Fire safety systems

BMS

Lifts

Building fabric

Plan and deliver PPM services in line with contractual requirements.

Manage reactive maintenance, prioritising safety, operational impact, and cost efficiency.

Line manage and assess performance of direct reports.

Audit and maintain assets in line with lifecycle management plans.

Drive innovation and best practice in technical compliance.

Ensure remedial works are completed within SLAs and promote continuous improvement.

Manage Hard Services budgets in collaboration with the finance team.

Oversee technical operations and ensure effective use of the CAFM system.

Analyse CAFM data to improve asset performance and service delivery.

Support Help Desk teams with PPM scheduling and engineer allocation.

Procure and manage specialist subcontractors, including preparing scopes and tender documentation.

Hold regular performance and safety meetings with subcontractors.

Ensure full compliance with HSE regulations, British Standards, and industry codes of practice.

Appoint and manage Authorised Persons for high-risk activities.

Ensure suitable RAMS are in place, reviewed, and monitored.

Lead permit-to-work processes and safe systems of work.

Ensure compliance with relevant legislation, including:

Health & Safety at Work Act

Electricity at Work Regulations

Gas Safety Regulations

LOLER, PUWER, F-Gas, Water Hygiene (L8)

Fire Safety Order

Maintain accurate asset registers, O&M manuals, and technical documentation.

Undertake training to fulfil Responsible Person duties where required.

About You

We would love to hear from you if you have:

Extensive experience delivering Hard FM and Technical Compliance services within a critical or public sector environment.

A UK-recognised technical qualification in Building Services or a related hard services discipline (essential).

Proven experience managing budgets and complex Hard FM projects.

Strong knowledge of contract service delivery, KPIs, and SLAs.

Experience leading and developing engineering teams.

In-depth understanding of Health & Safety legislation, compliance, auditing, and investigation.

The ability to work under pressure and consistently meet deadlines.

A proactive approach to driving change, innovation, and service improvement.

Strong communication and stakeholder management skills.

Willingness to travel occasionally to other UK public estate contracts if required.
